What is Project Entitlement?
October 24th, 2011 by Fiedler Group
Entitlement is one of the most critical aspects of the project development process.
It’s the process of developing a cost effective design for our clients which addresses the applicable zoning regulations, municipal codes, General Plan, and neighborhood council/community groups requirements – resulting in project approval from a Planning Commission or City Council.
At Fiedler Group, we understand the importance of the entitlement process.
With that, we leverage our storied legacy and strategic municipal partnerships to produce agreeable results for our clients.
With over 60 years of combined experience, Fiedler Group is the authority when it comes to community outreach and negotiations with municipal officials.
Our goal is simple: get your project approved quickly, efficiently, and within budget; and all while nurturing positive relationships with agencies for future growth opportunities in mind.
Our tactics and skills include:
- pre-application meetings with city officials
- preparation of exhibits and renderings,
- public hearing presentations,
- community and neighborhood outreach,
- special studies,
- zoning maps,
- parcel maps, and
- site surveys.
Irwindale case study
One of our franchisee clients wanted to add a car wash to his existing service station.
Before retaining Fiedler Group, the franchisee had worked with two other architecture and engineering firms to move forward with its car wash design, but both attempts were denied by the City.
What was Fiedler Group’s role?
Here’s how Fiedler Group helped this franchisee:
- Researched two previous failed attempts to determine opportunities
- Studied existing car washes within the City to evaluate acceptable uses
- Reviewed City’s position regarding car washes in general
- Dissected the city’s concerns with the franchisee’s prior car cash permitting attempts
- Held meetings with City staff to open a discussion
- Prepared and submitted new car wash exhibits.
As a result of Fiedler Group’s work, essentially the same car wash design which was previously denied, was approved and the franchisee was able to proceed with a very important ancillary profit offering.
